Freelance New Build Project Manager

We are looking for an experienced New Build Project Manager to oversee and deliver a residential new-build project from pre-construction through to completion and handover.

This is an exciting opportunity for a proactive, commercially minded Project Manager with strong experience in managing new-build construction projects and coordinating contractors, consultants, suppliers and site teams.

Key Responsibilities

• Take overall responsibility for the successful delivery of the new-build project.
• Manage the project programme, budget, quality and health & safety requirements.
• Coordinate architects, engineers, contractors, subcontractors and other professional consultants.
• Manage procurement, contractor appointments and material lead times.
• Monitor progress against programme and provide regular project updates.
• Identify and resolve construction issues, delays and risks.
• Ensure works are delivered to the required specification, quality and regulatory standards.
• Manage variations, costs and commercial decisions throughout the project.
• Conduct regular site meetings and coordinate project stakeholders.
• Oversee snagging, practical completion, certification and final handover.
• Maintain accurate project documentation and ensure all relevant compliance requirements are met.

About You

We are looking for someone who has:

• Proven experience managing new-build residential construction projects.
• Strong knowledge of construction processes, sequencing and project delivery.
• Excellent contractor and subcontractor management skills.
• Experience managing budgets, programmes and project timelines.
• Strong communication, organisation and problem-solving skills.
• The ability to work independently and take ownership of a project from start to finish.
• A strong eye for detail and a commitment to delivering high-quality work.
• Relevant construction/project management qualifications are desirable but not essential.
